“What will it cost?” is one of the most common questions we are asked. Budgeting is important. It’s no fun when you have architectural plans drawn up to later find they are too expensive to implement or realize your project costs far exceed the estimate.

If we could provide you with a simple answer here, we would! To come up with a good answer for you, however, we need to gather and analyze a lot of complex information. We can make the process simple for you. Landry and Foy Builders are very experienced in combining home owners’ input and ideas with real-time costs of materials and labor. We know what it takes to get the job done.

If we see that your wish list is out of alignment with your budget, we will suggest various ways to accomplish your objectives more cost effectively. We are known for our resourcefulness.

Why “guesstimates” miss the mark

Some builders provide an estimate after their client has given them a general project description and a set of building goals. Because of the many variables involved and the lack of detailed plans, the builder is likely to offer a broad cost range for the project. If you were to ask for estimates from several different builders, you could potentially receive bids ranging all over the map.

Some will guess on the low side to get the bid, others on the high side to cover the unforeseen. Unless they have worked with you previously and have a lot of experience, builders are not certain about the level of assistance needed to make the project run smoothly and meet your expectations. Sometimes builders provide an estimate based on “similar” projects done in the past. This type of cost comparison can be dangerous. Projects that appear similar at first often prove to be quite different due to unique site conditions, special design requirements, and owner preferences and actions.

Our approach to developing the “nuts & bolts” of estimates

The process entails:

  1. Identifying the general complexity and quality of the work.
  2. Determining the approximate project size.
  3. Using realistic square foot cost figures to compute a probable project cost range.

Project Complexity and Quality

There are many variables that make a project more or less complex, such as: zoning, existing site condition, governmental requirements, architectural issues, neighbors, relatives, clients, personalities, history etc.

Project Size

The project size is the total floor area of the building space included in the work. In addition to the size of the main rooms, it is very important to include the areas of adjacent rooms and secondary spaces (hallways, stairways, closets, utility areas, etc.) that may need to be modified in conjunction with the work in the main rooms. If there are exterior stairways, decks, or garages, we typically include only one half of their total area in the project size because they cost less to build.

The cost of building new space or renovating existing space is often, but not always the same.

The “Project Cost per Square Foot” entails up-to-date figures based on our experience and relationship with area suppliers and reputable subcontractors.
